*all in all, this house is cute. i didn't see anything unusual... foundation cracks, water stains in the ceiling, mold, etc. the owners have taken care of this house and have put some money into the 2 guest bathrooms. it is VERY close to the elementary school which was a little loud while I was there. It was either recess time or lunch. But this isn't anything to be concerned about. In fact, it's nice that it's walking distance for little children.

Aspen Way - Gilbert

Hi Ram, Krishna. I went and took a look at Aspen Way in Gilbert yesterday for you. It appears to be in good shape. It's a nice layout. There are patched cracks in the ceiling. They look to run perfectly parallel and perpendicular so I'm thinking it was more of a bad seal job of the plywood in the ceiling. I only found 1 cracked tile towards the entrance to the backyard. And the tile is not very new. If there had been more cracked tiles I would think maybe the crack in the ceiling was a foundation issue. I'm not leaning that direction though since the tile was in great shape.

Hey Seth. Here are the pics of the house. No doubt that all of the carpet needs to be replaced and the whole houses could use some paint. The inspection report you received last night is very thorough so all these pics are more for you to get an idea of the floor plan and what cosmetic repair is needed. the pool is a circle - kinda cool. the inspector had mentioned that it was a well built pool, put in after the house being built. there are hairline cracks in the plaster but that's typical since it's a concrete material. there didn't appear to be any damaged plaster.

** It's a nice little house. Not much to be done. It was pretty well taken care of. All of the light fixtures and ceiling fans are still in place. All of the plantation shutters are still in place. Only the master bedroom carpet needs to be replaced. That's really the only thing wrong with this property. The subdivision is gated and does have a community pool. That would explain some of the steep HOA fees. The backyard is very small. But it's nice that it opens up behind it, makes it feel a bit bigger. Overall I feel it's a great value for that price, and would still be even a little higher. The last 4 rented in there went between $1200-$1350 and ranged from 1600sf to 1900sf for that price.

**Overall I was more impressed with this house than I thought I was going to be. Carpet is in good condition, just needs a cleaning. The house does need to be painted, maybe not all rooms. The 3 secondary bedrooms are much bigger than the pictures let on. And the master bedroom is huge! The floor plan is functional, and the kitchen is a good size. The only downfall is that it's dirty. The current tenants don't take the greatest care of it. It could be a lot worse. They're not destroying the house at all, just not taking very good care of it. The laundry room is probably the worst. The linoleum flooring would have to be replaced, it looks bad. Other than that room, the flooring throughout the house is fine. There's tile downstairs in the entry and kitchen. But the master bath, guest bath, and laundry room are linoleum. And the ceilings are quite tall on both floors. It's a nice house, nicer than the pictures on the MLS let it appear.

this is the only area of concern, there's mold growing in the corners of the bathtub and in the corners on the ground. there's no water damage on the walls or floors, this is just from not running the fan or opening the window after showering. removing the moldy caulking and recaulking would take care of it

Hi Dawn! Did your inspection today. Took a bunch of pics since you haven't seen it... they're a little out of order, sorry.

a storage unit, empty except the hot water tank. the tank is gas and unfortunately the gas was not on so it couldn't be checked. the tank is 16 years old though, probably not too much life left on it

in the inspection report you'll see a pic of the top of this. it's starting to seperate at the very top where it connects to the brick. just needs to be resealed, water can get to the wood support underneath the orange tiles. no water damage yet though, the wood still looks good

* i just realized there are no pics from me in the kitchen. it's pretty standard, looks okay. a tad on the small side. the eat-in area is pretty good sized. there are pics on the inspection report

**all in all, the house is in okay shape. the biggest concerns would be: the windows are all single payne and several of them need repaired, and some of them need replaced. the roof is foam and there are some areas that need to be repaired. what they do is come and fill in the spots with foam that have been eaten away and then respray the whole roof with a type of water sealant. the inspector says it's fairy inexpensive, less than 1k. and then the front patio separating from the side of the house needs to be resealed. as for the gas appliances, the furnace and the hot water tank couldn't be inspected. the ac and the furnace are one unit. the ac worked great. so at this point we could have him go back out after turning the gas on if you would like.

**all in all, the main house is not bad. it has really nice tile inside and only the bedrooms are carpeted. the carpet is in good shape, needs a cleaning but not replaced. both bathrooms are in good shape. the kitchen appears to be in good shape as well. the house could use some paint and widow coverings, but that's about it really. the backyard is big. the lock on the door to get outside was broken so i didn't get any pics of it.

the "studio" part is just okay. there is an ac vent so it shares heating and cooling with the rest of the house but it doesn't heat or cool nearly as well and you'd be at the mercy of what it's set at in the main house. the kitchen area lives a little to be desired. i'm not sure how desirable it would be for a separate renter to rent just this space out, the kitchen isn't full function. but this would be a great feature for a family who has a teenager, or to be used as a mother-in-law suite.

Hi Dawn! Here are the pics of the two houses in Mesa. In my opinion, it's not even a question which one I think you should put an offer on.

This first one is in a questionable neighorhood. The rent you could get is still about $875-900. The neighborhood is not well taken care of at all. And though you can't see it in pictures, there are a few small holes in the interior walls that would need to be repaired.

Phoenix Home Prices Down

Home prices in metro Phoenix are falling again, and new data about upcoming sales suggest that they are likely to keep falling over the next few months, bringing concerns of a housing-market "double dip" closer to reality.
Home prices had fallen to a median $119,900 back in April 2009, marking the low point of the region's housing crash. Recent months showed small but steady increases, keeping the price above $130,000.

But in July, the median sales price of a metropolitan Phoenix house fell more than 2 percent, according to the real-estate research firm Information Market. It was the first time the area's median has fallen below $130,000 this year, and the second month in a row that home prices fell.
Pending home-sales data provided to The Arizona Republic show the downward trend continuing.
Thousands of Phoenix-area homes are in escrow. If those deals close at the sales prices listed in their contracts, the region's overall home-sales price will tumble nearly as far as April 2009's low point.
If home prices drop below that mark, most analysts will consider it a double dip. With prices below their previous low point, a housing recovery will be even further away.
July is traditionally a slow month for the Phoenix-area housing market. But there is little data to contradict what pending home sales indicate about where prices are headed.
Instead, several other factors also point to a continuing decline.
The region's recession-battered job market is still weak, meaning few new buyers.
The number of foreclosed homes, which often end up being resold at bargain prices, continues to rise.
And most people who were considering buying anytime soon have likely already bought, getting in on a federal tax credit for homebuyers before it expired in June.
Also concerning to some in the industry is Arizona's crackdown on illegal immigration, which has spurred some people to leave the state.
New residents, who help fuel home buying in metro Phoenix, are no longer moving to the area like they were before the real-estate crash and recession.
"The market is much weaker now than it was a few months ago, with demand down severely almost everywhere," said Mike Orr, who publishes a daily online analysis of Phoenix-area housing called The Cromford Report. "I am currently expecting the average square-foot sales price to fall about 1 percent a month during the next two months. It's anybody's guess after that. It could get quite ugly."
He tracks average square-foot prices because they are less skewed by a few high or low prices. The current average is $87 a square foot, down from $91 a month ago.
